Alderbrook RV Park is a daily rental RV Park and is not governed by the British Columbia Residential Tenancy Act, nor by Manufactured Home Park Tenancy Act. This is not a landlord tenancy agreement. Any aggressive or hostile behavior will result in refusal of service or entry. We may at our discretion evict any person or persons without prior notice. Please respect park property and park staff. Firearms, lethal weapons, fireworks or campfire are strictly prohibited on the park property.


PAD RENTAL FEES:

It is customer’s responsibility to pay rent on “rent due” date. Five (5) day grace period does not apply. Reminders are a courtesy. Rent paid late will result in late fee(s) . Customers consistently late will result in disciplinary action leading to fines, eviction or both.

Rent must be paid in full, no partial payments accepted.

Rent cannot be pro-rated.

No credits or refunds issued for any reason.


PROPANE vs HYDRO USE:

Customers are required to use, fill and maintain propane tanks as specified with RV. Hot Water tanks must be heated with propane only. Excessive hydro use results in breaker “shutting off.” Seek office to turn power back on during office hours.


CHECK-OUT:

Check out time is 12:00 pm noon for our daily and extended-stay customers. Daily customers are required to checkout at this time: 30+ day customers must pay their pad rental fee by this time.

VEHICLES:

All Vehicles must be registered at office to avoid accidental towing at owner’s expense.

Motorcycles must be pre-approved at office prior to entry

Washing vehicles prohibited in park due to environmental regulations: RV washing must be permitted by office.

Any repairs must not be done on park premises.

Vehicles with excessive leaks in need of repair or excessive noise must be left “out front” (street side) pending repairs.

Customers with more than one (1) vehicle for more than one (1) day must notify office to make parking arrangements, parking fee applies. Unregistered vehicles will be towed at owner’s expense.

All vehicles must be plated and in running condition while in park.

Please notify office of parking in “visitor” parking for more than one (1) day.

Customers or visitors must not park in “empty” RV sites, vehicles will be towed.

Boats, utility trailers or storage trailers must not be parked on park premises for any length of time.


RV’S

ALDERBROOK RV PARK accepts no liability for your unit. You are responsible for your insurance. We are not liable for the damage or loss at your site. Any damage done to your neighbour’s sites or to the property of ALDERBROOK RV PARK will be your responsibility.

One (1) RV per site and one (1) vehicle per site only. All other vehicles must pay and park in designated areas. All motorized gas/electric scooters must be pre-approved prior to entrance.

Please note: Sites are designed for customer enjoyment with flora, “permanent” tables, sculptures, etc. Customer removal will result in damage/removal fee(s).


FOR THE SAFETY OF CUSTOMERS AND PARK STAFF, PLEASE KEEP ORNAMENTATION DOWN TO A MINIMUM. RV’S AND SITES MUST BE ACCESSIBLE AT ALL TIMES FOR EMERGENCY MEDICAL PROFESSIONALS AS THEY MUST HAVE NON-RESTRICTED ACCESS TO CUSTOMERS.

RV’s may be washed at your site (Please monitor locals news for water restrictions.)

RV’s must be maintained and kept in good working order (running condition.)

RV sites must be clean and uncluttered at all times.

RV electric plug must be checked regularly; lose fitting plugs cause “arcing” which leads to fire.

Propane tanks must be checked on regular basis including cables and wiring. Please check for expiration dates or leaks (Propane delivery available; inquire at office during office hours.)

No propane tanks over 100 lbs.

No clothes or RV clothes line of any type/size at a site.

No large dogs for any length of time (visitors: Please leave at home.)

No electric cars, electric scooters or electric bikes.

No fences, gates, “add-a-rooms,” gazebos or partitions of any kind.

No “skirting” permitted partial or full coverage,

No campfires (wood or propane.)

No freezers or any other refrigerator (accept one (1) in RV.)

No subletting sites permitted.


PETS

Pets must be on leash at all times.

Dogs must not be “left” outside on leash for any length of time.

Pets not permitted in common areas (e.g. Office, laundry or washroom.)

Owners are responsible to pick up after their pets.

Two (2) or more dogs not permitted for any length of time, customers please leave at home.

Pets not allowed in tenting area: Fine will be issued.

Pets not to be paraded through park. Please take most direct route off premises and walk out front (street side.)

All pets must be pre-approved through office prior to entry.

Visitors please leave pets at home.


TRASH/RECYCLABLES

Laundry trash bins for laundry waste only. Washroom trash bins for washroom waste only.

Boxes must be broken down before disposing.

Recyclable can be deposited in blue bins at front of office.

Large items must not be left at trash bins must be take to dump (e.g. furniture, chairs, mattresses, etc.)

Back yard: no trespassing, staff only.

Vehicle, utility trailers etc must not be parked in front of trash bins at any time.


WASHROOM USE:

Washrooms are available for customer use only: See office for key and please lock doors at all times. (WASHROOM HOURS: 7:00 AM to 10:00 PM)

LAUNDRY USE:

Please do not overload the machines and any damages will be charged. (LAUNDRY HOURS: 8:00AM to 8:00 PM (8:00AM to 7:00 PM in Winter Season.) Doors are locked promptly at closing hour.


SPEED LIMIT:

Please observe 10 km/h speed limit in park at all times.

RV SITE TREES AND BRANCHES:

Customers requesting tree trimming or branch removal are required to see office.


QUIET TIME:

Quiet time begins at 10:00 pm; no loud radios or TV’s allowed at any time

VISITORS’ HOURS:

All visitors to customer must leave the premises by 10:00 PM

OFFICE HOURS:

Mon-Sun 10:00AM to 6:00PM including all holidays(unless otherwise posted)
